How to repair a leak in a flat roof

So you have a little problem of roof leaks plane home. Or a big one. Do not worry; you might be able to fix it yourself. To repair a flat roof leak need to first be able to identify where it comes from. This is the part where you put your powers of observation to work, looking for imperfections and water spots as a detective. Once you’ve identified the culprit, you can really start working on repairing the section of flat roof that is leaking.

Instructions

  1. Stand outside your house with a pair of binoculars and observe closely every inch square of your roof. Take your time and enjoy the good weather, because doing so will take quite some time. And you must do it completely. You should look for any irregularities that you have: cracks, breaks, corrosion, coating pieces missing, etc…
  2. Get on the roof and check the irregularities found in step 1. Mark them placing an object that does not fly off. While you’re there, inspect all areas where one material meets another. For example, check all channels, air conditioning units, chimneys, vents, skylights and wherever the coating meets with brick and so on.
  3. Stay on the roof and do a general inspection of it, step by step and on each side of the roof at a time. There may be more than one imperfection to attend. Be overly critical and make this worth your inspection. No point having to do several inspections and repairs.
  4. Now go into your attic and used a flashlight to follow the path where traces of water meet the ceiling. Place a nail in the affected area to locate once you return to the roof area. Traces of water are sinuous creatures so you must be careful.
  5. To repair a crack in the carpet, clean the affected area first scraping any dirt or residue. Use a trowel to squeeze roofing cement into the crack. Let the cement completely cover and overlap on crack or imperfection in the coating. Deeply embedded a cloth patch on cement roofing. Add more cement for drainage. You have finished repairing the crack.
  6. To repair a bubble in the coating, cut an “X” on it with a carbide blade or a knife. Peel the liner wings, sweeps the area that is free of dust and dirt, use a cloth to absorb any moisture you find and let the remaining water residue dry in the sun on a hot day for a few hours. Then put some roofing cement to the affected and cover again with wings coating area. Flatten well and continues with step 3.
  7. Apply more concrete overlaying the “X” and embeds a little patch of fabric. Apply another layer of cement, more cloth patch and a final layer of cement. Feathers cement siding for its drainage.
  8. To repair a cracked or separated between the characteristics of cement roof (chimneys, vents) and carpet, clean the affected area first. Peel, scrape or cut the old cement that gets in the way. You may have to remove the fitting and cleaning. Apply a layer of cement, placing it between the property and the wrapper. Ends feathering the cement roof lining for drainage.

Tips and Warnings

  • When working in any non-metal roof you should bring flat shoes to avoid damaging or scratching the surface.
  • Wear latex gloves to minimize skin exposure with roofing cement.
  • You can wash the roofing cement rubbing your hands with penetrating oil (like WD40).
  • Always be careful when walking on roofs. Never ride on a roof under the influence of alcohol or other intoxicant.
